Average Time it Takes to Sell a House

Posted Monday, August 27, 2012

It's a difficult time in the economy and many are feeling the strain. The same can be said of the housing market. If you are getting ready to put your place up for sale, it can be discouraging and overwhelming. However, there are many things you can do to help move the process along.

A good starting point is to make improvements to your home. These do not have to be major expenses or a complete overhaul. Simple changes can make a world of difference. For instance, add a new coat of paint to freshen up the exterior and interior. If the house has vinyl siding, get a pressure washer and make it sparkle. Manicure the lawn and make it look its best. Trim the hedges, consider putting in flowers. Think about how mulch or stone around the borders of the house, shrubbery or garden can be appealing. Tidy up the way you would when company is coming. Your house should be dressed in its best.

The next order of business is to find a good real estate agent who can help you to promote your house in every way possible. Take advantage of the Internet, local flyers and the classifieds. A top notch agent will be as eager as you because it means a commission. The agent will get your house out there in a positive way, make any suggestions to improve your chances and help you to choose a competitive price range.

Once you've done everything to put your home in the best light, you will be asking yourself how long will it take to sell my house. Pricing, location and demand are all factors but your agent should be able to give you a figure for average days on the market. Your house could sell on the first day it is listed or within three weeks. Your price will make a major difference. If you can afford to offer a lower price, your chances are better to make your house move. Other factors in your favor include if you are in a popular location and if the property is in excellent condition. On average, throughout the nation nearly fifty percent of homes sell within the first month.

Unfortunately, there is no magic answer when it comes to determining how long it will take to sell my house. Be optimistic and proactive in making your home attractive to potential buyers. If results don't happen quickly, think outside of the box to find other ways to enhance your home.
