Hiring a home inspector will help the seller find out what kind of shape the property is really in. When the inspector looks at your property they will be able to give you a detailed list of things that need to be fixed in the home. They will also give you a list on what is in good shape. A home inspection will play a big role in determining how much you should sell the home for.

Price:
The seller can meet with a realtor or appraiser to discuss home pricing options. The appraiser will look at the property and use a strategy to come up with a value of the home. When the seller gets the appraised value of the property they can then meet with the realtor. The realtor will look at some statistics and come up with a good sale price. The realtor will also look at what kind of shape the properties in and showcase the positives for a marketing plan. The price of the home can vary depending on many factors.

Time:
How long will it take to sell my property? That is a common question that is heard from home sellers. The length of time will be determined a lot by the current market in your area. Notice I say your area. Don't listen to all the national talk about home sales, it is important to read and research all the local talk about home sales. The market varies from place to place and if sales in your area are high, chances are your home will sell fast. If the sales in your area are low, give yourself time and be patient.

Net Profit:
Sellers always ask themselves how can I sell my property and make a good net profit. Come up with a figure that you want for your net profit after the sale of your home. Make sure you come up with a net figure. Calculate how much taxes, closing costs, and realtor fees will come out of your home sale. Have this figure in your head and don't sell or take an offer for anything less. Be patient during the process and go over all of you goals with your realtor.
